Draft · for Derek

Commercial real estate in Bellingham is a small market where most of the useful information is not written down anywhere. Who owns what, which buildings are quietly available, which parcels look good on a map and cannot be built on. That is the part we help with.

What we work on

Buildings for owner-users, investment property, development land, and leases on either side of the table. Derek works through Compass Commercial, which gives a local deal a national network behind it when a buyer or a tenant is coming from outside the county.

Why land use comes first

Most commercial deals here turn on zoning and feasibility long before they turn on price. The City of Bellingham plans much of its growth around its urban villages, places like Downtown, Fairhaven, Barkley, Samish Way, the Fountain District, Old Town and the Waterfront District, and what you can build or operate changes from one to the next. Outside city limits you are dealing with Whatcom County instead, with its own code.

Derek has spent years taking raw land through feasibility for buyers and sellers. The same knowledge applies to a warehouse or a mixed-use corner as it does to five acres of trees: find out what the property can legally become before you decide what it is worth.

If you are selling or leasing

Commercial buyers and tenants do their research quietly and they do it early. We put the property in front of them with the facts a serious person needs, and we do not publish numbers we cannot stand behind.

If you are looking

Tell us what the business needs: the size, the use, the parking, the truck access, the timing. We will tell you what exists, what is coming, and what is not realistic.
